Does a Water Heater Need Yearly Maintenance?

Yes. A tank water heater should be flushed once a year, and in our experience the tanks that get flushed on schedule outlast the ones that never do.

No flush is ever guaranteed to go smoothly. What changes is the odds, and they shift a long way in your favor on a heater that has been maintained from the start.

Most homeowners find out their water heater needed attention on the day it stops making hot water. Flushing is the one piece of maintenance that changes that timeline.

The average tank water heater lasts ten years. Maintenance is what decides whether yours lands at the front of that range or the back of it.

What the flush is actually removing

Sediment. It settles out of the water, collects in the bottom of the tank, and stays there until something takes it out. Flushing is what takes it out.

You can tell how long a heater has gone without one by what comes off the hose. A tank that gets flushed every year runs clear. A tank that has never been flushed drains slushy, a sandy looking sediment suspended in rust colored water. That is what has been sitting in the bottom of your water heater the entire time it has been in the house.

None of it leaves on its own. Every year that goes by without a flush is another year of it building up down there.

Why the window closes

Here is the part that decides everything else on this page. A tank that goes long enough without a flush can reach a point where it cannot be flushed at all.

People assume the risk with an old water heater is that the drain valve will not seal back up afterward. That is not what we run into. The problem is getting it open in the first place.

A lot of water heaters that have never been flushed have an impacted drain. Sediment has packed into the valve and it will not pass water. Opening it accomplishes nothing, and a true flush at that point means the drain valve has to come out and be replaced.

What we try first

An impacted drain is not automatically the end of it. There are things worth attempting that carry no risk to the tank, and we work through those before we call it. Blowing compressed air back through the drain will sometimes break up the sediment block and get it passing water again, and once it passes water the flush goes ahead normally.

That is what the diagnostic charge pays for. Not a look and a shrug, but the attempts that might save the tank a trip toward replacement.

Where we stop

What we will not do is force the valve body. If the sediment will not clear and the only remaining option is to break a seized drain loose, that is the end of the visit.

A drain valve that snaps off a tank full of water does not leave you with a maintenance problem. It leaves you buying a water heater today instead of some year down the road.

Plastic drain valves are the worst case

If your heater came with a plastic drain valve, the squared edges a wrench is supposed to grip round off very easily. Once they are rounded, the valve body cannot always be broken free at all. There is no technique that fixes that, and there is no way to know before putting a wrench on it.

We would rather tell you no than turn your maintenance call into a replacement you did not budget for.

The anode rod, and why we will fight that one

A flush is not the only thing that happens on a maintenance visit. Tank water heaters have an anode rod threaded into the top, a sacrificial piece of metal that corrodes so the tank does not. It does its job by being eaten, which means it eventually runs out.

Checking it is part of yearly maintenance and replacing it is work we do. On an older tank it does not always break loose, and plenty of them have been in place long enough that nothing is moving them.

Here is the difference between that and the drain valve. We will put real effort into an anode rod, because the worst case is that it does not come out and you are no worse off than you were that morning. The heater goes back to running exactly as it did. Nothing about a stuck anode rod threatens the tank.

A drain valve is the opposite. Forcing one has a failure mode that costs you a water heater the same day. That is why we push on one and stop on the other, and it is not caution applied unevenly. It is the same judgment reading two different situations.

What else happens on the visit

The flush and the anode rod are why we are there, but they are not the only things that get looked at while we are standing in front of the heater. Some of it is testing. Some of it is just what a plumber notices.

The T and P valve

We test the temperature and pressure relief valve to make sure it opens. That valve is the reason a water heater is a water heater and not a problem. It is the release for a tank that over pressurizes, and it sits there for years without ever being asked to do anything. A T and P valve that will not open is a valve that is not protecting you, and there is no way to know which one you have without testing it.

Gas piping, on a gas heater

We look at the gas piping running to the unit and tell you what we see. Two things come up often enough to name.

The shutoff valve is frequently the original one, and on an older install that means an old valve on the only thing standing between the gas line and the appliance. The other is the sediment trap. A lot of heaters do not have one, and its job is to catch debris and moisture out of the gas before it reaches the burner assembly.

Plastic pipe near the flue

On a gas water heater, the flue carries combustion gases up and out, and it gets hot. If there is CPVC or PEX run close to it, we are going to point that out. Plastic water line is not rated for that kind of sustained heat and it does not belong near a flue. It is worth knowing about whether or not you do anything about it today.

None of the above is included in the flush price, and none of it is work we start without talking to you first. What you get on a flush visit is the flush, the T and P test, and a straight account of anything we found that you ought to know about. If we get there and the drain is impacted, there is no flush and no flush charge. There is a $100 diagnostic for the trip and the time, and you get a straight answer about where that water heater stands and what your options are.

What this means if yours has never been flushed

It means the sooner the better, and it means going in knowing it might not be possible.

We are not going to tell you it is hopeless without looking. Plenty of neglected tanks still have a drain valve that opens fine. But if yours does not, the answer is not to force it.

This is the entire argument for flushing on schedule from the day the heater goes in. It is not only about the sediment. It is that maintenance stays possible on a tank that has always had it, and stops being possible on one that never did.

Once a year, and when that is not enough

Once a year is the answer for every house we work in, on city water and on a well.

There is one exception. On a well carrying a lot of sand, six months is on the table. But at that point flushing twice a year is treating the symptom, and the conversation we would rather have is about sediment filtration.

Two ways we handle sediment before it reaches the tank

Spin down filters. A screen filter that is cleared out by opening a valve at the bottom. Nothing to buy and replace, and you can service it yourself.

Two and three stage sediment filters. More filtration in stages, for water carrying more than a spin down is going to keep up with.

Either one takes load off the water heater and off every other fixture in the house at the same time.

Common questions

Can I flush my water heater myself?

On a heater that has been flushed regularly, it is a reasonable homeowner job. On one that has not, the risk is that you open a drain valve that will not pass water and cannot be closed back down cleanly, and now the problem is worse than when you started. If the heater has never been flushed, it is worth having someone there who can finish it.

How long does a flush take?

On a tank with a working drain valve it is a short visit. If the drain turns out to be impacted, the visit ends there rather than turning into a bigger job.

What if the drain valve will not open?

We try to clear it first. Blowing compressed air back through the drain will sometimes break up the sediment block, and if it starts passing water the flush goes ahead as normal. What we will not do is force a seized valve. Snapping a drain off a tank full of water turns a maintenance call into a water heater replacement. If it cannot be cleared, there is no flush charge, a $100 diagnostic applies for the trip and the time, and we will tell you plainly what we think that heater has left in it.

Do you check the anode rod?

Yes, and we will replace it when it is due and it will come out. Replacement is $200 when we are already there for a flush and $300 on its own. On an older tank the rod has sometimes been in place long enough that nothing is going to move it. If that is where we land, we leave it and the heater goes on running the way it did before. A stuck anode rod does not put the tank at risk the way a seized drain valve does, which is why we are willing to work at one and not the other.

If we are already there for the flush and the rod will not come out, there is no charge for the attempt.

Do you test the T and P valve?

Yes. Testing the temperature and pressure relief valve to confirm it opens is part of the flush visit. It is the safety device on the tank and it can sit for years without being asked to do anything, so there is no way to know it works without checking.

My water heater is nine years old. Is it too late?

Not necessarily, and it is worth finding out. Plenty of older tanks still have a drain valve that opens without a fight. If yours does not, that is worth knowing too, because it tells you the tank is closer to the end of its useful life than the calendar does.

Do you descale tankless water heaters?

Yes. A tankless descale is $250, and that includes cleaning the inlet filter screen. It is not a separate charge, because a unit with a clogged screen has a flow problem whether the heat exchanger is clean or not.

We do not use a chemical descaler. A tankless unit is plumbed into the water you drink, cook with, and bathe in, and we would rather not introduce a chemical cleaning agent into that system even though it gets flushed back out afterward. We circulate a vinegar and water mixture instead. It pulls the scale and debris out of the heat exchanger just as effectively, and there is nothing in it we would not want coming back out of a faucet.
