What we found. The homeowner’s propane supplier would not fill the tank because their technician had found a leak on the system. We isolated it with a gas detector and soap bubble testing at the connections and found the failure where the soft copper line passed through the exterior wall of the home. Years of contact with brick and concrete had pinholed the copper at that point.

What we did. We ran new 1/2 inch soft copper and tied it into the existing line in the crawlspace, sleeving the pipe where it passes through the exterior wall so the copper is no longer in direct contact with the masonry. With the tank back on, we rechecked the system with the detector and soap bubble method before leaving.

What we found. The homeowner had a toilet that rocked when it was used. The PVC closet flange had broken on the left side, so the bolt on that side had nothing solid to hold to and the toilet could not be pulled down tight to the floor.

What we did. We installed a metal repair flange over the broken PVC and anchored it into the slab with Tapcons, giving both closet bolts a solid mount. The toilet was reset with a new wax ring and checked for movement before we left.

What we found. The drains in the home were not running. The original cast iron in the crawlspace had no support hangers left, so the line had sagged out of grade, and the pipe itself had built up internally to the point that very little was passing through.

What we did. We removed the cast iron and repiped the one bathroom residence with 60 feet of Schedule 40 PVC, 3 inch on the main with 2 inch branch lines, properly supported on strap hangers and set back to grade. We also installed a cleanout on the exterior of the home so the line can be accessed and serviced from outside going forward.
